Different projects will have their individual pros and cons, however, when these pros and cons are directed at different individuals (buyers or tenants), they could yield different benefits. For example since you have pointed out about D23 projects which are far off amenities, this could be not much of a concern for families with children and parents staying nearby to help look after the children in comparison to a buyer who have no other attachments within the area. For buyers who emphasizes on peace and tranquility in the environment, Hillview area could also be more attractive to them.
Since you have already identified the benefits to Regent Heights, I suppose the next step will be to identify a unit which matches your expectations in terms of price, conditions, facing and level perhaps?
